Looking for HELOC on my rental

I have a rental in OHIO that want to pull equity out of to buy another rental property. I've called a few banks and most don't offer HELOC on rentals and for refinancing, they want to pull my personal credit which is not good. I'm looking for a lending product that is tied to the equity in my property and not depending on my personal credit to obtain the loan. Any recommendations?

May have to go with a commercial lender and do a refinance. Most banks aren’t doing HELOCs on investment property.
