Looking for a Line of Credit for Fix/Flips

Hello,

I am new to this platform but I am a seasoned investor who's done over 150K flips and wholesales. I have been doing this for 6 years and have mainly used my own capital but I am looking to scale as I am nearing the completion of a program to help acquire more properties. My business model is to buy foreclosures and add value by fixing them. Unfortunately, my model doesn't meet most lenders' requirements. Below is the criteria of many of the homes I am buying that does not meet the lender's requirements

  • * Some homes are purchased without Interior Access or may be occupied
  • * Some homes purchased are under 50K and require more rehab than the purchase amount
  • * Some of the properties are purchased at the foreclosure steps and require funds the day of the auction
