What is everyone's most important things they look for when screening tenants?

Hey Carol,

Here are a few major ones that I look for:

* Prior evictions. I personally do not take on any previously evicted tenants.
* Criminal History. It all depends on how bad it is. Misdemeanor for being being loud in public 8 years ago, no big deal. Multiple misdemeanors or any felonies, I will pass.  
* Income. They need to be able to afford the rent. You can even ask them for bank account statements to confirm.
* Job History. Make sure they are no jumping from job to job with no stable income.
* Credit Score. Not a major issue unless they are super low and/or have lots of debt. 
* Their Behavior. I have all potential tenants attend an open house to get a feel for their personality. While someone may look good on paper, they may be the biggest PITA in person.
