In my experience, commercial property owners tend to be more sophisticated and financially stable than many residential property owners, particularly in a smaller market like Connecticut. These assets are usually acquired based on business logic and long-term planning rather than emotional decisions, which makes finding distressed sellers or deeply discounted deals more challenging. While commercial wholesaling does exist, it’s far less common and often comes with more complexity and risk—including a greater likelihood of legal issues if deals aren’t structured properly. It’s not impossible, but success in this space usually requires building direct relationships with owners and brokers rather than relying on a traditional wholesaler model.

Based on my experience as a real estate agent and investor, some of the best deals I’ve seen clients secure have been during the winter and holiday season, so it’s never a bad time to keep looking for opportunities. While concerns about vacancies are valid, a great deal will often outweigh the short-term impact of a couple of months without rent, especially considering that it usually takes time to close on a property. If you find the right property, you’ll likely position yourself for long-term success, even if there’s a brief vacancy period to navigate. Keep searching for deals, regardless of the season

What was your intention when choosing this market and this property? The question of you "making the right decision" is a general question. What were your intentions when going in to this property? Cashflow, appreciation, somewhere to park money or other? The "right decision" really comes down to what YOUR goals were when buying this property. If the property aligns with YOUR goals, then yes, it was the right decision.
