Zoning laws governing STR's

I have several long term rentals but am recently considering investing in a vacation rental in St Augustine, Florida for a better cash flow. I am aware that the property must be in an area zoned for overnight and/or weekly stays. However, I feel a bit apprehensive because local government can change these laws arbitrarily. Am i wrong?

Do you have any examples to back up your feelings that these laws can quickly change? I would research and find out for yourself. I don't think that should be something you consider when looking for a STR as it is generally a property that is in the proper condition to perform well in a mid to long term rented situation as well.
