Newbie Quesion #5: Screening Procedure

One of the most important things that I'm learning is how important tenant screening is. That idea leads to my newbie question of the day: What is your screening process? What are the things you're looking for in an applicant? What things do you make exceptions for?

In addition, to what Brandon and others have suggested i.e. (Income, Evictions, References etc) I also rely on my gut feeling..When I meet the prospective tenants I rely on non verbal cues such as vibe, how well they maintain eye contact, get a sense if they are trying to dodge a question. In addition, if they have hesitation to put security deposit. These are things I consider as well.
