Rental budgeting
Just curious what everyone is using as percentages to budget for buy and hold properties? I'm thinking of using 10% vacancy, 12% repair and maintenance (to include repairs, lawn care, snow), 10% CapEx, 10% property management. Following the 50% rule, this leaves 8% for taxes, insurance, and any owner utilities that may be required. Does this sound correct to everyone? Do you vary your numbers any differently?
