definitely offering your labor for free in exchange for mentoring is a great approach if you can manage it. Just make sure you find a qualified, and skilled GC. Learn it properly, not from a hack. You can also look at local technical schools or community colleges that offer carpentry 101 classes or adult ed classes. Good luck.

Sorry for the corny subject line but I could not resist.

Has anyone had experience owning and operating a car wash?

I was once told $100/SQFT to $125/SQFT for new construction. Might be a little high for your purpose but a place to start. Better to overestimate. Get contractors to bid on construction portion. Pricing the finish work you can do by walking around Home Depot/lowes.

Just curious what everyone is using as percentages to budget for buy and hold properties? I'm thinking of using 10% vacancy, 12% repair and maintenance (to include repairs, lawn care, snow), 10% CapEx, 10% property management. Following the 50% rule, this leaves 8% for taxes, insurance, and any owner utilities that may be required. Does this sound correct to everyone? Do you vary your numbers any differently?
