Hi,

I have a new tenant and I processed all their requests soon after moving, the previous tenant never flagged these issues. Now they keep coming with petty requests, for example when a light bulb went off In the bathroom they raised a request for a bulb, is that my responsibility? Appreciate your inputs

Thanks

Tell them they are responsible for bulbs and AC filters. I don't specify bulbs in my lease as this should be common sense. If if became an issue I would add it to the lease.

Hold all non emergency repairs for a week or so and schedule them at same time with your handyman if he is capable of fixing all the issues. This might slow down the requests.

If they keep this up, raise the rent at the end of the lease or let them know you will not be renewing the lease with the appropriate notice.
