Two Houses on One Lot

Hi all,

I just had, what I think is a pleasant surprise, on a recent purchase in Park Circle area of North Charleston. Looking for feedback and help with an address question!

The property was listed on MLS as one address with a main house and detached unit on the same lot.

After closing, I emailed local zoning to ensure I could legally rent both properties separately (just in case the detached unit was held to ADU rules). To my surprise, zoning advised that there are two legal residences on the lot with separate addresses…unit A and B. Green light to rent both to different families. I even separated them with a fence to have their own yards.

Where I need advice:

- Was the property listed incorrectly on MLS? Is this good for resale?

- How do I ensure USPS recognizes the new Unit addresses that the town provided to me? It’s proving to be a bit of a pain.

I would talk to the USPS and show them the information that the local zoning gave you and ask how to get it updated.  I don't think you could sell each one separately since it's on one tax map number. You may be able to get the tax map number splint but I doubt it.  By the way I live in Charleston as well...small world.
