Commercial Tenant (Dance Studio) Options

I'm onto my fourth property - this one a multi-unit commercial property (2 units, one is a dance studio and the other a Subway restaurant). The dance studio was on a month-by-month lease with the previous owner, but now they're requesting to get terms and options. Currently at $1,400/month all in (no NNN). Can anyone shed a little bit of light on how to structure this? They have been longterm tenants (a decade or more) and said they'd love to stay for a long long time.
