4 plex flooded

Hello, I’m curious if anyone has any tips on dealing with insurance companies? I had a pipe freeze and break on the top level of my 4 plex, it flooded the attic for 10 hours. It flooded the top and bottom units. The  tenants had to move out. I was told it needs to be completely gutted and remodeled.

Oh man, not the way to start 2024. Sorry to hear about this predicament.

Insurance should absolutely help you but you and I both know that you're going to have to free up the calendar on the days that you decide to call. You will sit on hold for ever, it is pretty much a guarantee.

I had a wind storm rip some shingles off one of my rentals a few months back, still fighting them and trying to get ahold of the "right person"

Stick to it, don't let them not pay. At the end of the day, that's why we have insurance. Situations just like this.
