Under performing STR and looking to do LTR

Anyone shifted gear from STR to LTR ?

My Airbnb managed by PM is under performing. Competition is high and operation cost is high .

My property is in California, so wanted to get ideas from owners who were in my shoes.

Any suggestions appreciated.

With all you have invested to make the STR a STR I would try another manager before changing strategies.
