Being evicted for non payment of rent

Hello , I need some advice for a friend of mine - 


so my friend is being serviced with a eviction notice for non payment, the notice is dated for Jan 1st - jun 1st quoting 5,000$ but her rent has been paid by housing and was up to date which she has proof it’s paid.  I went with her to the office and she asked for her tenant file ledger so she could see how could it amount to $5,000 and they said no they won’t give it to her ( isn’t that wrongful of them to do so ) and they said she’s being evicted for ultiltes not being paid from 07/01/2023 until todays date - wouldn’t that be wrongful because notice states differently and even when adding up ultites until todays date doesn’t add up to 5,000$ I just need some help with this because is doesn’t make sense or seem right if anyone could please give advice and also the utility isn’t in her name & the lease yes was stated for her pay the utilities but her lease wasn’t renewed and was now a month to month term and that started last year so how can someone rent a apartment to a individual and not give notice to renter to pay certain things but wait a year or half years notice to eviction even though rents been paid on time

Your friend should have either received a statement monthly or had access to one online. What MAY have happened is they may have applied all his/her payments towards the utilities owed and late fees BEFORE applying anything towards rent. This results in Slowly piling up more and more late fees, past due rent, etc etc. 

If your friend is a super responsible person I’d be troubled by this. But they should be able to show you monthly statements from the landlord. The landlord will have to show the judge why they believe your friend owes the money. There’s a 9o% chance the judge will be in the tenants side and a 100% chance the landlord won’t get away with scamming the friend in front of a judge. 

Your friend should be looking for another place to live before the eviction as they can always end the MTM lease and move them out. Unless your friend plans to pay if they truly owe.  LV has become CA east so they won’t be mistreated by the courts/law.
