Tenants not paying rent

Hello everyone,

Please I need an advise on what to do. My tenants moved in September 2024and has been defaulting in paying rent from November 2024. They are still owing December rent and have informed me that they will not be paying January rent until Mid January 2025. Should I give them an eviction notice as I am scared that they will not move out and end up not paying the rent. I am new to real estate rental property. Thank you.

I suggest you hire an attorney. I also recommend you start looking for a professional property manager, at least until you educate yourself enough to run this solo.
