Throwing tenants things out.

Hi, I have a two family property that I bought for foreclosure in 2010 for $215,000 fixed it up for $80,000. Since invested another $30,000. I have it rented as section 8. My non paying tenant moved out so now have to renovate and sell or re rent. The existing tenant is a hoarder. Has used the basement, shed/garage and driveway for her things. None of it is addressed in lease which has expired. She is also in arrears $2000 of her portion of rent. I sent her a letter to have everything removed or I will throw away. I have been neglectful of place since I moved away and have a young family and preoccupied. Am I in clear to just take everything to dumpster? The rent roll is 6k a month if both apts are rented. Section 8 covers about 5k. I usually have issues getting the amount tenant pays. I think I’m looking to just renovate and sell. I don’t care for being a landlord anymore with having a young family, work and living away from place.

 I'd just throw everything out. What's your risk exposure from losing a lawsuit of substance to this deadbeat poor? Practically nill. Toss the crap and move on with your business.
