As rental markets shift, I’m hearing investors say tenant turnover is hurting margins.

Have any of you tried offering maintenance perks, flexible payment dates, or local discount programs?

We’ve seen landlords use small upgrades funded through refinancing to retain tenants longer — I’d love to hear what’s working for you.

I think the best way would be to just ask "is there any way to make your stay better?"

Most tenants are used to poor landlord quality so they will be shocked most likely and very appreciative. Any repairs they ask for would keep your property top notch too.

Goes without saying to avoid rent hikes if you're trying to retain. A thanksgiving/christmas/holiday gift card couldn't hurt either. Maybe $50 but they'll likely stay longer and keep your place clean!
