@Colin Stewart, are you looking solely in Denver or open to out of state investing as well?
@Colin Stewart, Good to know! Denver and Colorado in general is probably not going to cash flow very well so I'm glad you're looking out of state as well.
The Midwest (for example, Toledo, Ohio) is great, as you can find $100k properties in a great neighborhood that meets (or is very close to meeting) the 1% rule, with rent nearing $ 1,000 per month. Additionally, insurance and property taxes are very affordable, resulting in more cash flow. I also have experience with Detroit and Dallas. Happy to answer any questions you may have about any of these markets.
Hi Moe - just curious, are you a wholeseller?
@Colin Stewart No, not a wholesaler! Wish I was though, they get the best deals haha
I'm just an investor with experience in a few markets, so now I'm looking to help others get into out-of-state markets that they might not have considered before. Sharing my wins and losses so others can do even better than I did.
What kind of deals did you make when you were in Dallas?

@Khristin Calabrese, did you try maybe reaching out to their store manager/district manager? Perhaps they are able to connect you to whoever does real estate acquisition for the specific region.
Another option would be to search on LinkedIn for real estate acquisition professionals that work at Walmart. Connecting with a few of them might point you in the right direction.
If that doesn't work I say put a bunch of large for sale signs on the property and list it. It's possible other businesses would want that land just because it's so close to Walmart and their customer base (like a pharmacy or tire shop, for example)

These are some great numbers! Especially for your first flip.
What market was this in? Which website for wholesale did you find it?

Just say, ooops someone else took it off the market lol
Sounds like a headache in the making (and already one)
I once had a showing and the prospective tenant was inspecting the place and asking for minor modifications (like shower head, door knob replacement, etc.) but really glad I didn't go through with them as imagine how many future requests they'd ask for. Plus, if they're not happy with the unit as is, they aren't a good candidate and maybe better in a fancier spot.

Hi @Sahar Brown, welcome to Dallas!
It would be helpful to know what asset class you're looking into and what strategy (long-term, mid-term, short-term, SFH, multis, condos, etc.)? That way, an agent with experience in those areas can help you the most.
I do have experience with condo units in Dallas, happy to dive into specifics if thats something you're looking into.
Cheers!
