@Niko Rossley, sorry for the loss. I highly suggest looking out of state for cash flow. In the Midwest states like Ohio and Michigan, you can get great single-family homes in good neighborhoods for around $100k that will rent for around $1000. With 400k, you could be making around $4k in Revenue per month or $48k per year. 

Yes, having them under an LLC is best. Ideally the LLC will be based in the state you are investing in. Happy to share more specifics if that's something you're interested in!

Hello Everyone!

For folks who have purchased a Pro or Business membership here on BiggerPockets, was it worth the membership fees? 

I almost thought it could be seen as too salesmen-like for one to have the Pro badge, but I'm curious to hear if other people's businesses grew as a result of having a premium membership on BiggerPockets.

 @Steve Wilson, I heard many don't even insure in Detroit to begin with! I use NREIG and they have been great. Even had a claim granted with them. They have good rates too. Also they are national i believe which helps if you have rentals in multiple states.

I'm just an investor with experience in a few markets, so now I'm looking to help others get into out-of-state markets that they might not have considered before. Sharing my wins and losses so others can do even better than I did.

@William Lie, if you're looking for someplace more foreigner investor friendly, I suggest looking into Malaysia too!

@Khristin Calabrese, did you try maybe reaching out to their store manager/district manager? Perhaps they are able to connect you to whoever does real estate acquisition for the specific region. 

Another option would be to search on LinkedIn for real estate acquisition professionals that work at Walmart. Connecting with a few of them might point you in the right direction.

If that doesn't work I say put a bunch of large for sale signs on the property and list it. It's possible other businesses would want that land just because it's so close to Walmart and their customer base (like a pharmacy or tire shop, for example)
