Are there any investors on here with single family rentals in Jacksonville FL? 

I'd like to know who you're using for property managers and if you're happy with your experience. How long have you been with them? Any evictions? Any unexpected fees or costs?

I’ll give you a straight answer based on experience rather than names.

In markets like Jacksonville, the manager matters more than the brand.

We’ve seen good results when three things are true:

1. They manage investors, not just tenants

A lot of PMs are great at collecting rent but weak on protecting the owner. You want a manager who understands NOI, turns, and long-term tenant quality, not just occupancy.

2. Fee structure is transparent upfront

The biggest red flag is not the base management fee, it’s surprise add-ons. Ask specifically about:

– Lease renewal fees

– Maintenance markups

– Eviction coordination fees

– “Project management” charges on turns

If they can’t clearly explain all of that before onboarding, expect surprises later.

3. Evictions are handled cleanly and quickly when needed

Evictions happen in every portfolio. What matters is speed, communication, and process. The best managers don’t avoid them emotionally, but they also don’t let things drag out and bleed cash.

We’ve worked with managers for years in certain markets, and the long-term ones earn that spot by being consistent, boring, and predictable. That’s a compliment.

My advice: interview at least three PMs, ask for references from other investors with similar property types, and don’t choose based on price alone. A cheap PM can be very expensive.
