For DSCR deals today, most disciplined landlords are underwriting to survive stress, not just qualify. A few common practices that are working in the current rate and insurance environment:

1. Rent Stress, Not Pro Forma Rent

Underwrite at 5–10% below realistic market rent, not the highest comp.

If Section 8 or guaranteed rent is involved, still haircut it for timing delays and recert risk.

Ask: Would this deal still work if rent flatlined for 24 months?

2. Expense Inflation Assumptions

Most people get burned here, not on rent.

Insurance: model 15–25% higher than the quote

Taxes: assume post-sale reassessment, not current bill

Maintenance: minimum 8–10% of rent, higher for older assets

Vacancy: 7–10%, even in “hot” markets
