Would You Refinance a High-Equity Rental?

Let's say you own a rental that's performed well for several years.

The property has appreciated significantly, the loan balance has decreased, and you now have substantial equity.

Would you:

A. Leave the financing alone
B. Refinance and acquire another rental
C. Refinance and improve the current property
D. Consider other options

I'm especially interested in how landlords balance leverage, cash flow and portfolio growth.
