Rats inside a rental unit!

Hey guys,

One of our tenants just reported rat droppings inside his unit! He advised this has been going on and off for 4 months, and he did not want to be a "complaining" tenant hence did not report this before... 

I have never dealt with this issue before, so I am in shock...

There is a crawl space underneath this 1-story house (San Diego, CA), and the building is built in 1960. I was planning on having a pest control specialist set traps UNDERNEATH the house... Since I am thinking they enter the unit from underneath.

Also, tenant assumes the rats are entering the unit through the FURNACE... Can I do anything to stop the rats from entering his unit through the furnace? Tenant has a dog, so any inside traps can be harmful to the dog.

Remind the tenant that there is a strict "No pet policy" and that he will have to pay an additional $50 a month for each rat until he gets rid of them.
