Cheaper PM web services than Appfolio?

Question

my current employer (a huge PM firm) uses appfolio which is great but their onboarding fees PLUS minimum monthly fees are too high for my private portfolio.

are there any cheaper alternatives to appfolio?

I use rentpost.  cheaper than buildium.  I just signed up with buildium right before they dropped their lowest plan and forced me up into a higher monthly fee.  It really is negligible but it ticked me off since I only had 2 rentals at the time.  Now I am at 7 with 3 more i manage for others.  I paid 3 years in advance to lock in my price.

I'm running a 15 day free trial of Buildium. It's $40/month for 1-40 units. Seems to get some of the best reviews.

property ware.com is a good alternative.  It's differently geared toward the management company though not necessarily the owner who self manages.

They will build a site for you. They also have templates that you can plug and go.  They also give an option to have a separate site for each individual property. Might be over kill for SF but a good option for a apartment complex.

The famous  complaint with any online management company is the lack of accounting  functions (have heard app folios is pretty good though). Property ware made a nice work around and you can have it sync with your quick books file.
