my mom called from nyc 5am pacific this morn, to ask is the huge quake hit us here in socal.. she didnt know but i threw on the laptop and went to see whats going on.. apparently a prediction's going viral based on some planetary aligment happening; a dutch dude interpreting some Nostradamus predictions into a 9.8M(!) warning for CA around today..

what's weird is the mainstream media coverage of the prediction making it so viral; perhaps they're trying to push the new San Andreas mega quake movie!?
anyways, in any event, its only a matter of time norcal and/or socal will get hit purdy badly, last year's quake (felt like a 6) around here in los angeles & orange county felt pretty darn weird, with its prolonged wavy WOBBLING movement as opposed to the more usual sharper up and down or side to side jerks.

does standard home insurance cover quakes and other 'acts of God'? or does separate policy usually have to be acquired for seismic protection? ya, time to check my individual policy with amica

why's ur credit trashed if u havent' missed payments... yet? sounds like its maxed out, but not trashed yet.
has the house been sitting empty for a year? i ask only cuz ur halfway home to the capital gains exemption if used to some extent as primary residence if sells at the 24month mark or after (or prorata if primary residence between 1-23mos theoretically).
since u've been showing for sale since march i'd be showing for rent as well and see what offers come in - if no decent offers on either end, then something is wrong with the marketing/representation, #s, and/or expectations!
i'd not worry about 'building portfolio' expectations but rather squaring the current flip away, first.

as much as i am a pro se person for small matters, in buying a property with such long term holdover, my only 2 options would be
- a decent cash for keys offer
- retain a local attorney with a track record of swift holdover eviction proceedings in court.
why hasn't ur seller issued any notice to vacate? that would be the first thing in order, as is legal counsel.

have started seeing more and more landlords in socal suburbs actually declaring in ads that they prefer or give 'priority' to sec 8 applicants.
considering sec 8 is a 'program' providing an need-based housing voucher deemed countable as 'income'* for 'low-income residents', would preferring applicants of a type of income (in this case, the low-income housing voucher program called section 8) be in violation of FHA act or other federal or state (in my case, CA) statutes?

the PM firm i work for includes the requirement for active renters insurance policy throughout the life of the lease but nobody actually verifies coverage before giving keys so far.

thanks guys n gals yep the lease agreement in this instance that she just signed says leased premises are for residential use not business use.. her argument is occasional client visits to her home are normal in her profession.
we are still sticking to the presiding reasoning that disclosing the owner's SS# isn't warranted as the lease prohibits business use, thanks but she is being persistent and threatened to petition IRS that our owner's rent roll should be 'audited'!
she was given keys yesterday with the 11 days this month prorated and paid for.
in california, after signing a lease, how long does a client have, if any, to 'change their mind' after signing a lease? she says she did not inspect the property thoroughly since she just relocated from norcal and is wondering if there is a 48 or 72 hours period where she can change her mind considering her suspicions of the landlord not wanting to give out his ss# and also she noticed things like the hot water takes too long to run, etc after already given the keys and signing the lease and paying the sec deposit and the move in special which was the rent for the rest of this month and her full month is due june 1.

otherwise, interview ones from colder sources thoroughly and try them out on small projx 1st

am i the only one confused? as to why are 'kids' renting and/or smoking in ur house.
mom (who is suing/going to) wasn't renting with the kid? just the kid alone? u mentioned something like 'and then the kid left'.
