Renting to college students (kids)?

I am curious to know how people feel about renting to college students?  That is, a 2/2 or 3/2 at least.  The house is close to the university (and there are a hand full in the same neighborhood/street that are for sale).  

Pro's and con's or just con's?

Hello Taylor,

We rent to college students and it has been going well so far- 2.5 years now.  You will be dealing with a bit of immaturity- reporting issues as mentioned above, possibly paying on time, and getting along with your other tenants.

I don't think they have done more damage than other tenants might- most issues have been minimal.  I've had more trouble with non students to be honest with you.

You may find it harder to find insurance- I had to shop around a bit since most insurance companies I talked to refused to insure a place where students might be living.  

You will have a busy time just before the fall semester starts when everyone wants to move in and out at the same time- 70% of my leases end in August or early September.  That also means down time in the summer, when many will be gone or subletting to other students, so summer is a good time for non essential repairs and upgrades.
