@Mary Beth Groze I've tried a few online services for my properties in two different states, and currently use Cozy.co for tenant screening (they do national background checks and credit reports). My applicants pay for their reports, and it's free for me. It has worked well so far.

I am working on creating a relationship with BP to provide an alternative option for a more robust one stop shop solution for BP members.  The question to keep in mind is what is the quality of the data you are getting and how current is it?  If a tenant evicted yesterday will this show up in the data you are requesting even though the data is "current" per the reporting requirements (quarterly reporting).  Knowing these types of questions to ask makes a big difference between who you choose as a service provider.  Consider developing a relationship with the people who make up the company, this decision will pay dividends.

Hey, I've use Transunion's MySmartMove.  I go through BP's affiliate link so they get a little something out of it.  They charge $35/tenant so it isn't the cheapest, but it is reliable.

I now use the screening offered by Buildium since I am using their property management software.  It is only $15/person for full screening including eviction reports.

Also you could try Cozy, National Tenant Network, Resident Research and Starpoint.  I have heard all of those recommended on BP.  Good luck and let me know your experience with whichever you decide on.

Hi @Mary Beth Groze. BiggerPockets recommends using MySmartMove for tenant screening. It is a simple process, they do a thorough background check, and have a recommendation within 24-48 hours.
