If a tenant breaks their lease does that automatically forfeit their security deposit?

They have agreed to pay rent until the house is filled.

Let me make sure this is clear: They moved out early, BUT they are still paying until you get it re-rented?

I mean, sounds like they are trying to make up for the inconvenience. I wouldn't slam them since they are making sure you don't lose out on any cash.
