How to find Commercial Leasing Rates?

I've been looking at some property in Mountain towns that have mixed residential and commercial uses. I'm an amateur when it comes to the commercial side. I've tried to find commercial leasing agents, without much luck. I'm planning talking to my real estate agent and picking her brain on who could give me rental rates for the commercial side of a property I am looking at, but because it's such a small town, there doesn't seem to be many options. 

I feel like the current lease in place on the prospective property is low. Any tips on how I can find more concrete numbers?
