Investing is FUN! Landlording SUCKS!

A little tiny leak a tenant did not ever tell me about, turned into a situation where I need to replace the bathroom vanity, flooring, and some drywall.  What could have been prevented with about 5 minutes of work will not cost me several hours and a few hundred bucks to take care of.  What is the kicker is that I should know better.  I put a clause in my lease that allows me to inspect my properties every 4 months for leaks and smoke alarms. Also instead of doing a thorough walkthrough on the tenants move out, I just gave it a once over and didnt discover this problem till a week later. Live and learn.
