Where can I find a sample letter to get tenant out of a property I am selling? The tenant is on a month to month lease and the buyer wants his apartment. Closing is the first week in May so we need to move fast.

Hi Claudia, I have been a real broker here in NJ for the last 10yrs and so basically if it will be owner occupied you have the right to request 1 unit to be vacant and it would be the responsibility of the current homeowners to give the current tenants that notice. As long as everything stated in the contract, you would be protected if they did not do so properly. However, once you gain title then yes in NJ you would have to start the process of eviction which would be to first give them 60 days notice and if that doesn't work than file documents in your county office and they will serve tenant and issue court date.
