Best software tool for a smaller portfolio?

Question

I'm looking for something other than my binder with scattered papers to help me with my 4 units. Is there a software that is tailored for smaller portfolios and that is very simple but still includes a lot of the things that I would need?

@Nicole Jones We have used Buildium since we had a small portfolio just a few units and have stuck with it as it we continue to scale. We found it very useful on both levels.

@Nicole Jones -- You definitely need what you mentioned. You also want to make sure that the leases are State-specific and verified by a lawyer (with the proper terms). There are a lot of incorrect Rental Agreements on the world wide web. In addition, you'll want automatic notifications of lease renewals and automatic late fees.

Buildium is about the same feature-set as Rentec.  I haven't tried it in a while, but when I compared them a while back I liked Rentec better.  Buildium seems to have focused on property manager clients (probably more profitable), so their features lean in that direction too.  Their price is higher too.  I think they both have free trials though so you can decide for yourself which works best for you too without being out any cash.

@Nicole Jones - I use a program called Rentec Direct for all of that and I would never turn back.  Aside from what you've mentioned, I also use it for accepting rent payments via ACH and providing my tenants a login so they can pay with CC or view their accounting details.   It's pretty much everything you need to manage a portfolio of that size.

The price on Rentec Direct is a bit high. I'm not ruling it out just making sure I get the best for the money I'm about to spend. Thanks!
