Cash for Keys in Oakland, CA

I was wondering if anyone in Oakland, CA had any experience with doing a cash for keys.  It is for a 3 unit building that I own and want to move my family and myself into.  I know that I can do an owner move in eviction but thought that this would cause less headache on both ends in regards to me and my tenants, which I believe I have a good relationship with.

Any tips or suggestions would be great!  Thanks in Advance!

Just tell them you and your family are planning to move in, they need to move out, and leave it at that. There is no reason to assume they expect to be bribed to leave. Most descent people would simply make arrangement with you to move.
