I completely understand. The report that they generate for me has all of the pedigree information, and is only accepted from one of several specific sites that I list on the application.  I am then able to check that pedigree information to see if it matches with the criminal background check that I do to confirm it is the accurate information.  I do understand the speculation doing so, but they don't even get an application if my gut doesn't feel right about them.  I also accompany pay stubs, and recent utility bill payments as a requirement for additional documentation in my application.  Its a system that has worked well for me over the years.  I certainly understand people having different systems that work for them.

I get original copies along with copies of their licenses so that I can confirm everything.  I have a means of running criminal background and eviction checks on my own.  9 years, 0 evictions.  @Rick S., you are absolutely right though.  Criminal and eviction checks are vital in the entire screening process.  If there are sites that provide all of the information with the full documentation, then that is outstanding and would be a valuable resource.

Maybe I'm just a cynical, jaded old SOB, but no way do I take a credit report handed/sent to me by  prospective tenant. I run my own screening and credit reports.

@Brandon Ingegneri you can still get a full credit report with some of the screening services mentioned.  And the services include an eviction and criminal check, which is really important besides just the credit.

I would caution against allowing a tenant to provide a credit report to you as how do you know it is real as they could easily modify the document before they send it to you?

There are third party sites like Smartmove that screen based on credit and what not.  Personally, I like to view the entire report, and I allow applicants to print an entire credit report from one of the three major credit bureaus, or Annualcreditreport.com.  This way you can get an entire projection and make a determination based on what you personally find.  There are great tenants with horrible credit scores that have never been delinquent, and some screening sights may not take factors like that into account.
