Which PM software is better to manage small portfolio of rentals. I would prefer the software which is able to mail letters to tenants and paper checks to vendors. One of my custodians prefer to receive paper checks instead of ACH :))) I am looking for a software which is able to do this. Thx

I too am looking for something similar. I have been reading reviews, watching videos on youtube etc... We are fairly small - 3 partners with 13 units now, soon to be 25 with a portfolio we are buying currently. TO make it more complicated, we will have 5 different ownership structures - 3 individual, a 3 way LLC owned by SDIRAs and a 3 way LLC with traditional commercial financing!

I am really liking what I see in Rentec Direct. The price is reasonable, does a ton of stuff from a property management standpoint and looks like it can take care of almost all of our accounting needs too. They have a 30 day free trial and you can set up a live online demo with one of their Reps also. I am hoping to do mine in the next week and probably get things set up before our purchase of the portfolio is done.
