Bathtub refinishing for a rental

I have a couple of options for bathtub refinishing

House built in 1984

Miracle methods charges $515 per tub and has a 5 year warranty with a 2 day process

I can get a company in Dallas to do it for $170 per tub with a 1 year warranty with a 1 day installment process

Any thoughts or recommendations?

I have used the kit available at home depot. The kit is under $100, and a handyman can do it is 2 to 3 hours. The rate for a professional is $250 to $300... for a really great job they will use a grinder to take it down the original... this should cost a bit more. Make sure you replace the drain kit.
