Sample Lease and online payment tools

Where can I find a good sample lease I can edit and use for a single family rental? Can anyone recommend an online rental payment system and rental software? Thanks

I believe there are a couple of lease templates under the 'Tools' tab at the top of the page. I used one of the leases from there and have edited it for my own use over the last couple years.

I don't use any sort of rental payment system/software to collect rent. All of my tenants are students so I use an app called 'Venmo'. Never had any problems and it has a fast transfer.
