Can anyone recommend a bank in the Cleveland, Ohio area that's friendly to small investor. Looking to do a HELOC and purchase 4-6 SFR. Thanks

44112 is East Cleveland zip code and yea you should stay away from that area because if the property you purchase becomes vacant thieves will steal everything in the house. 44120 ZIP Code is predominantly Shaker Heights and parts of Cleveland, It is a good area to invest in. There are other eastern suburbs that are good investments including 44118, 44121, 44122 and others. I own homes in these areas and do very well. don't let these other investors tell you only to invest in western Cleveland suburbs because they don't know what they are talking about. If your financial numbers are good and you carefully pick tenants you should succeed.

Where can I find a good sample lease I can edit and use for a single family rental? Can anyone recommend an online rental payment system and rental software? Thanks

@Bill B, I would strongly advise you to stay away from investing in East Cleveland. The city will not be annexed for at least 5 years. It is nearly impossible to sell any property in that city because most smart investors are. It interested. I can't give you a valuation of a property because most residential and commercial units are worthless in that area. I would not take a free property in the city. The city services are terrible the police will not respond unless there is a very serious crime.

I own 3 single family rentals debt free worth 60k, 70k and 150k per, so about 280k total. I want to buy a multi family bldg between 25-35 (or more) units but I have little cash and hate debt. I would be willing to refinance and pull money out of houses for the "right" deal but don't know how/where to start looking. I heard Loopnet is bad place to look for apartments and I haven't seen any free REI groups in my area (Cleveland, OH). I called a couple apt brokers but never received return call, Any suggestions on how I start?? Thanks
