Oakland cash for keys - contract

Hi!  Anyone here ever do a cash for keys in the Bay Area and can share or provide advice on a contract to use?

@MJ Han I'm not sure of your legal implications there in Cali, but here as soon as their stuff is out (unit is vacant), I give the ex-tenant cash for their keys, literally. No contract, either they are gone or they aren't. And until they are cleared out, the eviction process pushes forward.
