Starting a property management company

I am considering starting a property management company. What are your pro's & con's? What do you look for in your property management company? What are the biggest deterrents from companies? Biggest draws?

Also, a big question of mine would be how to find investors in the area who would be looking for a property management company? The most common place would come from the agents themselves giving recommendation but outside of agent recommendation how do you find the owners of the properties?

Any and all tips/suggestions are welcome. Thanks all!

I have been doing PM for 7+ years, recently left a PM company and started my own. If set up right it is easy and profitable. Key is customer service to both Owners and Tenants. Using current technology is a major factor in achieving that outstanding customer service.

Tenants pay on line. Owners get paid on line. Monthly reports. Flat leasing fee. Auto credit reports. Auto nationwide background checks. Extensive pre-qualifying of tenants is the key to minimum time spent on tenants. If you are not in the Inland Empire of S. Cal, I am glad to share what I do.
