The key is the management of the maintenance person(s).

If you have enough work, hiring a full time person is the right way as long as you have an accountability system.

Work Orders assigned from to a central  source.

Completion reports returned and attached.

Notes, issues, materials and follow-up work noted.

You save the profit that a contractor or a maintenance company will charge.

I do property management in S. Cal for clients property and my maintenance is better quality than outside vendors and at a lesser cost to my Owners and I still make money from it.

inland empire is landlord friendly. (I'm a property manager here.) 

LA county NO. 

Bakersfield yes

N. Calif , heard horror stories.

Orange County Yes

Inland Empire is a great rental area. Middle class, growing etc.

cslifornia, no. A salesman license is a live person with license under the broker. Broker can be a person or corporation with an officer having a broker license.

None of this matters for a sales agent to have business deductions.

I have been doing PM for 7+ years, recently left a PM company and started my own. If set up right it is easy and profitable. Key is customer service to both Owners and Tenants. Using current technology is a major factor in achieving that outstanding customer service. 

Tenants pay on line. Owners get paid on line. Monthly reports. Flat leasing fee. Auto credit reports. Auto nationwide background checks. Extensive pre-qualifying of tenants is the key to minimum time spent on tenants. If you are not in the Inland Empire of S. Cal, I am glad to share what I do.
