Rentals in college towns

Hello my name is Beau and I have been wanting to get into real estate investing for a while now, but have been held back due to lack of capital to begin. I currently live in a college town in Ohio and have recently been looking into rental homes around the college campus. I have found several 3 bdrm 2 bath 1200-1500 sq ft homes for anywhere from 83k-118k. Mortgage payments would be about $300-550/month with 20% down. How much do properties like this typically rent for? Are college rentals a good investment? or should i stick with my original plan of fix and flip? If you do college rentals do you recommend using student parent as a cosigner? Do you recommend mandating renter insurance to cover cost of damages? How much do you ask for a security deposit? thanks

 Are you worried about high turnover? That is always my fear with college towns.
