Tenant moved without returning key

I made an agreement with my tenant to break the lease. They asked to leave on the 1st, but I told them they need to leave on June 30th since their rent was only until the end of the month. I told them they would need to pay for the extra days, if they stayed beyond the 30th.  I told them that I would deduct the extra (pro-rated) days from their security deposit on hand.  

The tenant did not like my offer and vacated the apartment on July 1st without returning the keys.  We have not completed a walk through to assess the damage.  My plan is to enter the apartment with my keys, complete the move out survey, make any necessary deductions (including for the key and the extra day) and keep a note on file for any funds to be returned since I do not have a forwarding address for her.

Please advise if I am missing anything here.

I truly appreciate the response.

My only nit with your plan is that I would not charge to replace the key.  I assume the tenants made copies of the keys and change the locks on every turnover and don't really care if they turn in the keys.
