Using the Buy and Hold Calculator

Good morning! So I'm working towards educating myself on new investments and how to get in the game. While working on some analysis using the Buy and Hold calculator on here I kept coming up with negative cashflow with every property I looked at and I'm not sure why.  I was even offering 20,000 less than asking price and putting down 50%.  Any ideas or recommendations on how to get the most out of this tool?
