Nicholas, I'm super new and fresh to everything real estate investing, but I have a question.  How long did it take you to amass the money you used to put 20% down for that deal?  I'm trying to increase my personal income so I can have a  little more to work with (it seems like 20% is the best way to do things now a days) and make deals easier.  But is real estate investing something you get in on and pull the trigger on or do you wait till you know you have 20% percent to throw in (knowing that there are zero money down deals out there)?

No, this isn't a dating post (sorry, bad joke).  Good afternoon! A friend and I are doing all of the self-educating that we can muster at the moment and what I'm  stuck on at the moment is what is the best way to look for a partner?

My thing is, if I do the work and look for a property and approach someone to partner with, if I'm bring zero money to the table, what's to keep them from just cutting me out and getting the property without me? Do you have to have legal contracts to keep this from happening?

Also, what's the best way to find a partner?  I'm sure it's not a wise idea to walk up to an individual who I know is wealthy and say, "Hey! Want to use some of your money to help me make some?" Maybe there's a resource on BP or something else?

Any help would be great.

Good morning! So I'm working towards educating myself on new investments and how to get in the game. While working on some analysis using the Buy and Hold calculator on here I kept coming up with negative cashflow with every property I looked at and I'm not sure why.  I was even offering 20,000 less than asking price and putting down 50%.  Any ideas or recommendations on how to get the most out of this tool?
