I had a front-load dryer go out in a SFR. Any guidance from the experienced on replacing with a top or front-load unit?

TOP LOAD WASHER ALL THE WAY!!!

Front load washers require that they be left open after every load so that the moisture can dry and not turn into mold.  Tenants DO NOT follow directions like these, so they let it get all moldy and gross until one day they call you to have it replaced.  Then you spend the money to replace the rubber seal ONLY to have them call you AGAIN a few months later when they repeat their mistake and cause the same result!  TOP LOAD WASHER.  No question.

(Was my bad experience bitterness too obvious? lol)
