Best Landlord tailored property mgmt software?

Question

Hello. Thanks for your time I appreciate it. I recently inherited a property from my deceased father. I finally finished rehabbing it and it’s seemngly ready to be rented. So needless to say landlording is new to me. Is there any software that you all would suggest that could make this transition a bit easier for me? All I can find is software targeted towards full time property managers. I don’t need much - just a simple way to keep it all organized (I think lol).

I second Cozy.co. I've been using it for around 4 yrs now without issue. Handles all of the basics (screening, payment, maintenance, etc.).  Its easy to use and great for someone with only a handful of properties.

I use Roof which I like better than Cozy personally. Doesn't include tenant screening but has a much better bookkeeping experience overall and a great mobile app. Only $2/tenant so also great for a small portfolio.

I use cozy to handle my rent payments Its free and if the tenant chooses can be automatic. To keep track of my expenses I made my own Excel document that keeps a running tab on all incoming and outgoing money. All the math is done automatically all I have to do is type in the information in the correct box. It will even tell me when I have earned my initial money back.

I will definitely take a look at those apps though.

Great idea to utilize the free software that helps independent landlords.  What sort of features are you looking for in a software?
