Comparatively that lease looks to include everything and then some. I’ve heard all the horror stories. And not wanting to be one of them, is there anything else I should include in my lease above and beyond that one? Thanks!

Thank you Nathan G thats good advice. While flexing my Google skills I finally found what I was searching for. I ended up using this lease agreement http://www.landlordleaseforms.com/free/lease-agreement.php. If anything it might be a little extensive for my needs - but better safe than sorry I guess.

Good morning,
Ok that took a bit longer than anticipated, but I finally found a good tenant. However, I seemed to have put the cart before the horse because I don't have any lease agreements ready to deploy. Can you guys point me in a good direction please? Or is there a lease I can grab online that you guys like to use? I would rather not just pick one from a hat. The tenant is waiting in the wind right now so I do need to get on this ASAP. Thanks!

Thank you kindly for all the helpful answers. Ok I'll look into Smartmove or other like services. And I think I'll just make it easy on myself and not charge a fee until I move onto the final steps of the credit checks. Thanks guys!

Good morning,
I'm getting quite a lot of interested applicants. Which makes me wonder how to handle them all. Should I include an application fee? Seems somewhat mean to take 10 application fees and only award the property to one. How do you guys manage that? Thanks

Thanks guys! I'm in Oceanside, CA. Don't quite know what other landlords do here. But from the sounds of it supplying appliances is the way to go. Just not quite sure about the washer and dryer. I may not include those. Don't know yet.

Hello. Thanks for your time I appreciate it. I recently inherited a property from my deceased father. I finally finished rehabbing it and it’s seemngly ready to be rented. So needless to say landlording is new to me. Is there any software that you all would suggest that could make this transition a bit easier for me? All I can find is software targeted towards full time property managers. I don’t need much - just a simple way to keep it all organized (I think lol).
