Renting in Phillipsburg, New Jersey.

I am seriously considering a property in a nice area of Phillipsburg, New Jersey, and would love any insight or feedback from other investors on their experience in the area, and any property management recommendations for finding tenants. A four bedroom unit, it’s already in good condition and would just need a tenant. Numbers work out for good cash flow and meet the 2% rule. Thank you!
