Cash Flow on Student Rentals

Hello I am looking into student rentals around Providence College. I found a small ranch style 3 bed 1 bath potential cash flow of $200/month. 

What would you guys consider to be a good number to be at for a cash flowing property?

    Cash flow for student rentals should typically be higher than normal, given there are more headaches to deal with along with more  wear and tear. I say this as an experienced student rental property owner and property manager specializing in student rentals.
